The REIQ June quarter median unit and townhouse report has found the preliminary number of sales rebounded across most of Brisbane, with median prices also holding firm.

REIQ chairman Pamela Bennett said this was especially true in Brisbane where the number of unit sales increased 15 per cent over the period. Its median unit price remained steady at $395,000 over the quarter.

“As was reported in Saturday's Courier Mail, there was more activity from first home buyers and investors over the quarter with the affordability of units and townhouses also helping to underpin this segment of the market, especially during periods of economic uncertainty.

“However, while there has been a rebound in preliminary unit sales, a large number of Brisbane suburbs did not record a quarterly price change this quarter, partly due to the low number of sales that occurred in March, she said.

The REIQ requires at least 10 unit sales before it will calculate a median price in individual suburbs in Brisbane. If a suburb did not record a median price the previous quarter, then the Institute is unable to calculate a change in median price this quarter even if the numbers of sales have improved.

Some solid performers over the June quarter were three suburbs located in Brisbane’s south and east, namely Carina, South Brisbane and Moorooka.

Carina’s median unit and townhouse price increased 7.6 per cent to $419,500 over the period. The median unit and townhouse price in South Brisbane increased 10.3 per cent to $422,500. Moorooka recorded an 11.9 per cent increase to its median unit and townhouse price to $375,000.
